Real Estate Sales Training: Choose A Playing Field Where You Can Be King

From your real estate training youve probably been told you need to stake out a farm. The concept is that you can be the expert for your farm, and represent the buyers or sellers in your staked out area. Woohoo, in most cases there arent enough property transfers in your farm in any given year to feed your dog. Dont bet your success on your farm.

Most real estate training focuses on getting you to do the exact same thing the other +300 plus real estate agents for every property transfer are doing. So whats your competitive advantage to doing that? How can you expect to even get in the real estate game when there isnt an advantage to working with you. Your clients really arent dumb enough to believe that youre an expert in your farm anyway.

If you want to succeed in real estate you need to choose a playing field where you can be king. A good playing field provides enough property transfers generating enough income in a given year to make it possible for you to hit your revenue targets. In all likelihood a good playing field has very little to do with neighborhoods. A good playing field is an area where you already have connections. A good playing field can be related to your passions.

If you can build a real estate business around the things you already love you will benefit from increased real estate sales. Probably the best way to help you understand this is through an example. Lets say your passion is travel. As a traveler you probably travel as often as you can and attend events where other travel lovers go, you know other travel lovers, you have friends who are travel lovers, you know travel agents, you know what travel lovers need and want, and you know how to help those travel lovers get what they want when it comes to a property. In fact, you work with people who love to travel helping them to find the property thats right for the avid traveler. Now if you said that do you think travel lovers would be interested in what you had to say, and that it would lead to more real estate sales sales for you? Do you think travel agents would get it and refer their travelers to you? Duh, this is an example of a good introduction.

So, wheres your playing field, where you can be king of real estate sales in that field. Pick a field where people already know you, like you, and trust you as one of them. Then help them to understand that you are the expert in working with people like them. Once you get your first client in your playing field, and do a good job with them you have a built in referral system within your playing field that will drive business your way almost effortlessly.

Air Travel Carbon Emissions Are Destroying The Environment

The UK government is aiming for a 60% cut in carbon dioxide emissions by 2050 but we will not be able to meet our goals on climate change without curbing the demand for air travel. At present the experts predicts that only 5.5% of the UK carbon emissions is due to air travel and that the government should concentrate on the other 94.5% as the UK air travel industry generates thousands of jobs and billions of pounds in revenue and these figures are set to increase as the airline industry wants to increase the number of passenger movements in UK airports from about 200m per year now to about 470m by 2030. If this happens then air travel will account for over 10 % of carbon emissions in the UK. It will be more than 10% if other polluting sectors such as car travel are reduced due to an increase in public transport use and cleaner fuels.

What can we do to prevent this growth in flying?

The government has said it wants aviation included in the next round of the EU Emissions Trading Scheme. What is this? Well

There is an emissions trading scheme in operation internationally but many people are not aware that this is perceived to be the cornerstone of the climate change policy in the EU and USA.

Firms are set quotas on how much carbon dioxide they can produce per year, if they produce more than this allowance, then they buy an allowance from another firm that has not reached its quota on how much it can produce in one year! Get it?

Emissions Trading is particularly suited to the emissions of greenhouse gases, the gases responsible for global warming, which have the same effect wherever they are emitted. The idea of the carbon-trading scheme was to raise the cost to firms of continuing to pollute while creating a market to give an incentive to become more environmentally efficient.

Another suggestion to curb travel is airlines paying higher taxes on short haul European flights to reflect emissions, even if this results in higher fares. The thinking is that taxation through passenger duty would be easier and quicker than focusing on the Emissions Trading Scheme but any proposed increase in taxation would need to be enough to slow down the growth and eventually decrease the number of short haul flights.

A decrease in flights would be bad for airports and airlines as they would see a decrease in airport generated profits and could lead to a number of job losses and competitiveness for the UK economy, but other sectors of the UK economy such as domestic tourism would benefit thus creating jobs and revenue for the tax man to get his greedy hands on.

Most of the wealthier nations in Europe are developing an air dependent culture and its clear that something needs to be done. Frequent flying for business and pleasure and second homes abroad is fuelling this growth in air travel. Other forms of public transport such as rail are getting more expensive making domestic flights within the UK more affordable and convenient. In the USA this tends not to be the case due to the distance between major cities.

Carbon offsetting helps you to offset the carbon dioxide that you use when flying by planting trees or installing solar panels and thereby removing your contribution to global climate change. You contribute to pollution by flying; you reduce the pollution by planting trees! You are carbon neutral!

How To Gain Web Traffic Through 9 Simple Tips

Driving traffic to your website can be a time consuming task. However, these easy tips may help you increase traffic and convert those visitors into actual customers.

1. Title on your main URL and secondary pages
Originally, my title was ADVANCED SYSTEMS-A Leadership & Organizational Training & Development Firm near Chicago, IL. If I searched for the first two words ADVANCED SYSTEMS using Overture at http://inventory.overture.com I found a little over 4,000 keyword searches. By using this tool, I entered various key words and discovered that the term education and training had over 210,000 searches during the previous month. Research also recommends that the title length not exceed 77 characters and so I continued researching the most effective key words to pair with my first two terms. Also, additional reading suggested that you indicate your location within this title. Even though the completed title may exceed the recommended length, this is OK because the search engines do read beyond 77 characters. Also, as you construct or revise each page, make sure that title has the appropriate key words. Currently, I am doing that for my site because as stated earlier ADVANCED SYSTEMS is not a popular searched term.

2. Content
Both my Internet marketing coach (www.leaders-perspective.com) and my marketing consultant (www.hodgecommunications.com) acknowledged that the content on my site of which I wrote was of exceptional editorial quality. Their praises made me feel very good. However, both told me that the content wouldnt sell an igloo to an Eskimo. This wasnt what I wanted to hear after spending hundreds of hours writing this exceptional content. Currently, I am revisiting each page and rewriting the content using a marketing content focus instead of editorial one. I had failed one of the basic lessons in marketing write to the audience needs by identifying potential benefits not your expertise.

3. Search Words
Again using the mentioned site in tip #1, I began to rewrite the content and then checked key words and phrases to ensure that they were embedded within the content. Writing in Microsoft Word, the writer can go to the Edit button and scroll down to the Find icon. By typing in a specific word or phrase, this handy tool will check to see how many times it appears in the document. A note of caution Be careful not to overload your content with search words because the robots are quite sophisticated and can distinguish this overload.

4. Call to Action
Within the content on each page should be a call to action. The visitor should be encouraged to sign up for a free newsletter or contact your office by phone or email. Also, you can provide links to other pages within your website such as click to hear read more articles.

5. Thematic Approach
Using a theme entices search engines to travel through all the pages within your site. The theme can be your unique selling proposition. Also, a thematic approach encourages your visitors to visit more than one or two pages.

6. Use of Pictures, Graphics and Flash
Pictures are far more effective than clip art. Remember to use a variety of genders and ethnicity because your Internet audience is diverse. Be careful with flash and other time consuming graphics as they may consume too much time to download. Many visitors leave sites if the site doesnt download in a matter of seconds. Time is money not only for you, but your visitors as well.

7. Free Offers
Visitors like to receive free offers from ezine booklets to articles to recommendations on books and other sites. Entice your visitors with freebies and have them coming back for more.

8. Regular Updates
Sites need to be updated on a regular basis to encourage Search Engines to continually visit your site. A static site is not good for web traffic or building relationships with your visitors. Construct a plan to revisit your pages to provide new content for Search Engines. HINT: Remember to check Key Words as you update your pages.

9. Perfection and Under Construction
Since web sites should not be static, perfection is an ongoing experience. Dont wait until the content is perfect. Load it and then watch your statistics. Under construction shouldnt be forever, however prioritize those pages you wish to update first. If you need to add a page, do so and mark it as Under Construction. I currently have several new pages Under Construction and still have yet to revise all my pages. Working using a plan (see tip 8), I anticipate completing the entire site within the next 30 days. And then, revisit at least 2 pages each month to update the content.

These last two months have been an incredible learning experience for me as I continue to work on my site to expand traffic and therefore potential clients. For example, one of the most visible results has been a 300% increase on one of my revised pages (http://www.processspecialist.com/youth.htm). Even though the site is still has pages under construction, I know that following these 9 simple tips will continue to multiply traffic and eventually increase my client base.
